@Sok games if you want the elite challenge solo, use the longfin approach vehicle instead of the kosatka, set your starting point to either of the docks or the airport depending on where the loot you want is, but *still set your compound entry point as the drainage tunnel*. Also, set it to daytime. Your selection of exit point doesn't matter at all, pick whatever you want.
At the beginning of the heist, beeline for the spot with the secondary loot you want and fill up your bag. Don't worry about any equipment or disguises or any of that BS, just get your loot and get back to your boat.
Now, with your bag already full, drive your boat to the south side of the island/compound, park it right over the drainage tunnel (which will appear on your radar when you get close), dive in, cut the grate open with that cutting torch and enter the compound. You can use rebreathers here if you want (hit "G" or left d-pad once you are underwater to equip) but it's actually not needed if your lung capacity stat is maxed and if you're reasonably quick.
Once in the compound, rush to the office, hack the fingerprint scanner and take the elevator down to basement, snag the primary, hustle back up the elevator and out the front gate. Soon as you're out, run forward (north) for a few seconds, kill the guard that you come across, take the motorcycle that he's standing next to and drive it west-northwest, directly toward the setting sun (this is why I recommend daytime - once you know where the sunset is, you can do this at night if you want and just aim for that same spot).
When you get to the cliffs point that dirty manchez straight into the sunset and drive it off the cliff full throttle. Soon as you hit the water, start swimming toward the sunset. I like to swim at the surface for the views but if you want to play it extra safe you can dive down and equip a rebreather with G or left d-pad. After 20 or 30 seconds of swimming, Pavel will chirp you on the radio to say good job, and a few seconds later your screen will go black and you're finished.
Again, it doesn't matter what you set for your exit. The reason we swim toward the sunset is because for some reason it's way faster than swimming any other direction. If you just turn hard left out of the compound, you can actually get to the water a bit quicker but you have to swim for way, way longer. Like, several minutes. So shoot for that setting sun, captain.
If all goes well you should be able to do this in 12 or 13 minutes. If you get lucky and manage to kill the guard with the gate keys on your way to the office, you can shave some additional time off by going directly down into the basement using the gate keys, hacking that lower fingerprint scanner, and skipping the office altogether.
