Starting out as a San Diego-based artist in the mid ‘90s, Lee opened for the likes of Missing Persons & Blink 182. Followed were live local TV appearances on The KUSI & KNSD Morning Shows. In 1999 Lee relocated to Nashville, TN where he honed his craft playing alongside such greats as, Grammy nominated writer Tony Lane, at the renouned "Broken Spoke Saloon."

Having been tagged "The Gypsy Troubadour", Post tours the US extensively, performing 150-200 shows a year, driving 25,000-40,000 miles annually. Along the way he has released 6 studio albums, lived and performed in cities like Austin, Nashville, Seattle, Los Angeles, Asheville, San Diego and Santa Fe, as well as performed live on many TV and Radio Programs. His live shows have been described as “passionate, powerful and moving.” And his down-to-earth on-stage persona complements his dynamic voice and electrifying shows.

Always eager to lend his time and talents to charitable causes, Lee has performed at benefits for M.A.D.D., the M.S. Society, and The Ramona Cancer Resource Center. As well as at benefit fundraisers for camps for seriously ill children, The Victory Junction Gang Camp owned by Kyle Petty, the racecar driver, and Bikers Who Care/Toys for Tots to help underprivileged children. @Giselle Amor unfortunately it would be wise for him not to answer. I mean think about it. The problem is when you find something good other people want to do the same thing. So he probably doesn't want people coming to his county buying up all the deals. And honestly I don't blame him. So he probably doesn't mind sharing that it can be done but obviously he doesn't want people doing it in the same area where he is.

Make sure you do this with a attorney. Make the deal with the owner. And then get a attorney to draw up the land contract and research the title. DO NOT DO THIS WITHOUT A ATTORNEY.
Lots of people are offering rent to own. That is a big trap. They can throw you out and keep your money.

We recently bought almost 4 acres. I understand the idea of wanting flat land, but we didn't have that option in our price range, and we bought a home on a bluff overlooking the Mississippi. However, we have been very creative and we're using the whole space, even though it's slanted in many areas. We have a sloped drain field for sewage, and we created mowed paths in it and planted wild grasses and wild flowers to attract bees, with a water feature for birds and a bench. We planted/are planting more fruit trees in another sloped area. We have some areas where the bluff was cut into, and so it's a completely vertical dirt wall; we are planting climbing hardy kiwi plants there. We planted 14 grape plants on a slope going up. We planted elderberry, blueberries, blackberries, raspberries (and bonus, lots of wild black raspberries already growing here). We planted a hedge of American hazelnuts. In the flatter areas, we have a large fenced garden, and chicken coop (although they free range). We're adding more garden space this summer up on a flatter spot halfway up the bluff, and even edging the borders of the woods with additional plants. Anyway, all that to say... Yes, flat areas are sure easier to get started on and may have more usable space, but other than the woodsy areas we have that are all trees (where we made fun hiking paths for the kids to enjoy), we're using every bit of the land for both enjoyment and food production, and in time, we'll have an abundance of edibles! ❤️ Plus it adds variety and interest to the space, and we get to enjoy a beautiful view too.

Blackberry is one of the most aggressive, painful, and unkillable weeds imaginable. I can’t believe someone would plant it intentionally just for some fruits that are half seed by weight. Blueberries (I grow over a dozen varieties) are much better. I recommend the variety ‘Pink Lemonade’ because the birds don’t know that its fruits are fully ripe when pink.

I'm much more interested in buying stocks now that they are cheap. You can't just sit on cash waiting for the market to drop 10% before you start buying. The best strategy is to start buying slowly and then gradually increase the pace of buying as the prices continue to drop. Cash isn't king at all in this era

Even if you had great credit the banks don't loan on raw land, even if you put down 90% cash the banks still won't make the 10% loan. The best way to find properties is by contacting land owners through the county assessors records, write them all, once you get a seller talk to them about carrying the paper (owner carry back). There are many reasons why an owner will want to carry or you can convince them that it will be great for them because of multiple factors. 1. Capital gains, if they get the full cash value they may have to pay big time to the IRS, 2. Taxes, you will now be paying the taxes 3. Maintenance, the owner is done taking care of the place that's now your problem. 4. There going to make money on the carry interest rate plus whatever you put down. 5. You can do the title work yourself by checking the county records because that's all the title company is going to do and they usually do a shitty job lol. 6. Write your own contract and terms, you'll find tons of examples in the net. 6. Don't use a realtor, NEVER! 7. GET TO KNOW THE LAND OWNER, FORM A RELATIONSHIP, THEY MAY LIKE YOU AND Want you to have the property for literally hundreds of thousands of dollars less than they could sell it for or whatever the amount involved. They may not like realtors or the property has issues they don't want to deal with and you assure them that if they sell to you you'll take care of those problems. 8. Don't listen to friends or family even your wife if they tell you it can't be done, it can. I've made millions doing the above formula, now stop screwing around and go for it. Your welcome. Oh yeah pray for guidance which is actually the most important tip I have. AMDG

Having gone through this about 20 times with property and new home builders she has made an excellent video for new comers to owning property. And if she didn't say it, location, location, location. In case this is not your permanent place to live (forever home) always remember for resale purposes you have to have a location that is close enough that the property will not be hard to sell. You don't want it to take years to sell your property when you are trying to move. My sister built a new home and it took a year to sell her old property. So she had 2 mortgage payments and drained her savings. She finally dropped price down to sell as she was contemplating foreclosure. Which is never a good thing when you have good credit.

If I was 30-years younger and knew about this when I was in my early 20's, I definitely would have gone this route instead of the standard/typical lifestyle (further your education after high school like a college or trade school, buy a house in the suburbs, have a family, keeping up with the neighbors next door, and working a job you don't like to pay for it all so you can retire in 30-40 years. Sounds very possible and positive feedbacks I'm reading from people who have done this (and the positive opinion from a real estate agents comment). The only thing she REALLY need to address is you have to do A LOT OF HARD PHYSICAL WORK to make a farm work and be profitable to make your payments.

You are sooo right! I'm about to purchase land in two weeks with a "Sale by owner" no banks involved expect getting a cashier's check. And closing cost fees are below $900 with no liens and backdated taxes. BEST SMART decision I made.

@AndrewG you will but you just have to wait until the economy crashes and land is super cheap again. Florida is the worst state to live in for a stable economy. Once the economy starts tanking the majority of people leave Florida and go back to more stable states where there are good jobs. They leave whatever homes and land they have here to be foreclosed on. And that's when you find your deals. So basically it's just a game of patience. During the next economic housing crash go shopping.

I bought my 10 Acres of land with (owner carry) in 2012 so I didn't have to qualify. I was a single mother with no extra money to put down and not good enough credit. Only thing I had was a decent job. The property has a private well and a manufactured house on it. The land is flat so is all usable. Paid off the property in 2016 so now I don't have a house payment.

@TRU MAN sometimes you have to choose the lesser of the two evils. For example when I stayed in Austin I paid $1,000 a month for rent, now that I have my own land, I paid $200 a year for taxes. Big difference.

I did something similar but with a house. I took advantage of the market crash and bought in 2012. Paid 10k for a livable house in a nice neighborhood close to everything. Today's it's worth 150k but I been buying and selling ever since and my current home is worth nearly a half a million. Best thing I ever did. I used to struggle with rent and had 2 full time jobs now I enjoy my freedom and have no rent or mortgage my home is paid off. I planned it out myself saved 10k took me a year of working hard walking to work and not spending money even on food. Now all I pay is property tax and utilities planing on getting solar panels now. If I need extra money I just rent out a room or driveway. People all around me tried to talk me out of it and called me crazy even my own family. Thank God I did my own thing and trusted myself. Today everyone's asking me how I went from being a dish washer to owning a paid off mansion and living like I'm retired at under 40 so fast. Listen to this woman she's got the right idea. Good morning Becky. My story is, about 7 years ago, I was just driving around and I saw a beautiful piece of land in NW Arkansas. When I contracted the realtor about it, I was told that the previous owner of the land has passed and none of his children had ever lived in the state. My realtor told me they just wanted it sold ASAP. I made a low ball offer for cash and it was accepted. It was listed at 7.2 acres, I had it surveyed and it turned out to be 8.5. There's a seasonal creek that runs along the back.

Becky, I have bought vacant land twice. Both times were financial gold in results. My last purchase I did on 12 acres and negotiated a 10 year 3% loan owner carry. Came with good well and good concrete septic (house burned down)... everything you said is true, I would add a few more things. There is a list of things people need to research before buying vacant land, like>> easements, mineral rights, water rights, building restrictions, property tax rate, agriculture status, drilling well depth/availability to water, I would also recommend visiting the county/city zoning and planning department to learn all about the property before buying. PS I have 77 chickens and love your videos!

I recently heard of another 'cheap' way to buy land from a neighbor: Go to your county's tax collector to see if they will have auctions on land where (most often absent-) owners have not paid their taxes and the county claims their land, then sells it at auction. Apparently some have sold for as little as a few hundred bucks.

The video is great, but that is a weakness. New well, septic and electricity easily combine to cost over $10,000 up front, up to $20,000 and contractors don't normally finance that kind of work and material.

Just paid off my 7 acres with all pecan trees and a nice manufactured home in just 5 years with no down payment or no interest. I will say the way our contract was written was that every year we signed a new rent to own agreement with the option of first shot of buying if she decided to sell it outright. At the end of the 5 years she got a divorce and needed to be able to buy a house so we had to come up with 33000 in just one months notice, luckily I had a nice 68 Camaro and was able to sell it to come up with the money in time or it would of been a bad decision with a waste of 5 years worth of payment and a lot of remodeling time and cost

"Owner carry" is a dangerous way to purchase property. You don't hold the deed, so if the owner decides to take it back at any time, they can. You have no recourse.

Also, if the owner loses the property through bankruptcy......again, you have no recourse. It's not your property unless you hold the deed.

I do landscaping on the side and I only have one client. I take care of a large property for a wealthy older couple. Before working for them I would not have believed how much work it is to just take care of 20 acres. As mentioned in the video- smaller is better.

I disagree with one thing being said here: I am not necessarily worried about the land being flat. I live in a steep valley with a cliff in the middle of my land, the bottom half floods and yet I'm doing just fine.

I wish I would have seen this video before buying our home. We are first time home buyers. We did go through a loan company and bank thought but we got this property for the land. Our realtor walked us around the entire property and showed us where our “property line” was. I asked for the propylene paper work at least 40 times from looking at the property to buying it. Literally sitting there signing the paperwork and asked again and she says it’s all in the paperwork. We move in and find out we own zero land. Not even a yard at all. Our neighbor informed us that it was his land she was trying to sell us with our home. I dig out the paperwork and she literally had lied to us. We didn’t own any of it. The land that she WALKED US ON and said for sure that it was our property. Now we are stuck in a mortgage for a home with no land and tons of problems that they didn’t mention such as FLOODING IN OUR HOME when it rains that they said wasn’t a problem before. 😭😭😭

One thing you might want to tell people (especially if it is existing unimproved land)is look for a sycamore and/or a maple tree. They drink about 400 gal. Of water a day each. There's water. A well might have to be drilled, but it's there.

Sycamores, pines, water oaks, & pecan trees are very stiff, with relatively weak roots, so should be avoided in the Southeast U.S. or any other area with tropical storms / hurricanes. I see countless examples of those toppled like dominoes when I drive around after a major wind event. And they usually fall onto poor people’s houses or trailers. They probably originally grew as volunteers (weeds) in the yards of people who didn’t know what they were and/or couldn’t afford to get them cut down after learning about them. Sycamores are gorgeous, though, and have the largest non-palm leaf in North America. I would grow one if I didn’t live in Louisiana. I used to collect sycamore seedlings to plant or give away, but had to cull them after making my observations.
Maples are relatively short-lived, and are generally considered a nuisance / weed tree here. Their seedlings are also a nightmare to control, as they will pop up in every square inch of your yard, including in flower pots. What I do for fall leaf color is grow Shumard oaks. They stay medium-sized, have some of the strongest roots of any oak, make large, striped acorns that are beloved by wildlife, have no disease problems, and have in my opinion the most elegantly-carved leaves of any North American tree. And to top it off, those leaves turn a purplish red in the fall, a rarity in the South. It’s like the Ferrari of trees. (Its close relative the Nuttall oak has more angular leaves that turn yellowish.)

When people want more water for their land they’ll move where there’s more water, and land with little water will be worthless, but preventing someone from developing their land further is basically saying that you’re a slave to the system

Omg I had to come back to this video. Thank God that I came across it, because I was able to purchase land without a mortgage, and with bad credit.
I had less than $2000 and I found my listing online, then negotiated my terms.

But anyways...your video prepared my mind and helped me think outside of the box. I purchased a few acres and the price is less than a brand new car with very low monthly payments.

Don't rule out contacting a Realtor. Many vacant land listings have an "owner carry" option. The Seller has already entered into a listing contract with the Broker and has agreed to pay the sales commission. Your agent will also guide you through the negotiation and due diligence process and make sure necessary disclosures are made. As your agent they have a fiduciary responsibility to work with your best interest in mind.

@Lorraine M I agree. I want to move to another state and start a new journey. I know people have been doing this for centuries but for me, there are unique challenges. I have money saved but don't want to use it all up paying for a place while I'm looking for work there. It could take several months to get hired for the type of jobs I apply for. On the other hand, if I get hired before having a place to stay, how will I be able to work? Staying in a hotel gets expensive really fast and on top of that, I'm a germaphobe. I wouldn't want to stay in a hotel or live in a space, if it is not a new construction. It's not a matter of just suckling it up either. I get extreme anxiety if my living conditions are not as I need them to be. So I would most likely need to have a newly built home already waiting for me to move in, with a job lined up to start a few weeks after moving. Imaginethe money that would take to get started. I know.........in a perfect world I could have it like that but the reality is not perfect. But that's my dilemma and has kept me from thriving in life. So year after year, I just stay in my depressed, unfulfilled life, hoping that death will take me. Where is the how-to guide on this situation?
