That is the one thing that has changed over the years. The down payment is a much larger factor of people’s income. Ie it takes longer to save for a down payment.

The only other thing that has changed is people have less choices of location they can afford.

The days of buying in the most desirable locations for an affordable amount is over and never coming back. Too many people wanting to live in those locations vs available housing units.

But actual affordability, percent of income that goes to the payment, has fluctuated back and forth over the years. Anywhere from 15% to 45%. It hasn’t been a constant ever increasing progression. 2021 was one of the most affordable years in the last 50 years.

We are basically at 1981 affordability right now when it comes to payment vs income.

So it is harder to raise the down payment, you have less choice in location, but the payment affordability fluctuates over the years.

I've been paying off my mortgage aggressively for the last 3 years... I have about 24 months to go... The cost of insurance with a 15000$ deductible is significantly cheaper than the standard deductible. I wouldn't claim anything small anyway because you can be dropped, or price increased for that alone. Only need it if the house burns down. Significant savings

In 2012 I borrowed $310k at 3.625%, monthly payments are just under $1800. The average rents then were below that, and now rents are typically $2100-$2500, so over the long term I’m saving in rent costs. Like you say, I’m investing the savings instead of maybe paying the mortgage down
