I think 10-15 is the realistic ball park because it was last sold in 2014 for 7.925 and listed and listing withdrawn in 2018 for 35. I don't get it how they thought relisting for 10 million more 2 years later in this economy was a good idea. To me it just shows they have no idea about anything, the owners or the listing agents. :D

Homes on Forest Avenue in Vail, CO routinely are listed, and sell for, over 20 million dollars. Even homes in in mid-30 million dollar price range sit on that very street. This is definitely the most expensive listing I've seen (and I should know since I live near Vail), but it isn't surprising.

Beautiful home, but I seriously doubt the $45 million tag is due to the home and furnishings. And I am skeptical that the view can drive the value up give that there are quite a few other homes right next to it.

7 months later it's still on the market for the same price. I wonder how long are they willing to let these kind of houses vacant?
In my city there is a big newly built luxury house that they've been trying to sell for at least 5 years now for €10 million. It's ridiculously expensive, considering that it's in Eastern Europe, and 99% of the houses in that neighborhood cost less than a €1 million.

Yeah, total waste of time and resources, and most certainly someone could have been using it now it if it weren't for that pretentious price tag. My go plan would be split this lifeless home into two apartments, split that niche price tag to make it easier to sell.

She has a unique ascent ( the living room 'arya' area☺); quite formal almost severe but still very nice.
The house seems cold and impersonal; glass, marble and steel don't seem very inviting under almost arctic conditions.

The negativity in this comment section is astounding! The home is so beautiful - and Vail is one of the most desirable ski resort towns in all of the US. Yes, it's extremely expensive but there will be someone who will buy it - I guarantee you. I don't understand why people choose to look at everything so negatively - why watch these videos if you are so bothered by them lol. I love watching AD videos and this one was particularly interesting with the Colorado location. The architecture and design is incredible!

@Joanna Guerriero I don't know if real estate agents are looking to a YouTube comments section for guidance on how to price their homes. I just trust that I am not a real estate agent myself and do not have knowledge of the market so my opinion on the high price is not an educated one. I trust that they are pulling from the market around them and I do know Vail is one of the most expensive places to live not only in Colorado, but the US. The location plays a huge factor. Either way, I am not in real estate so I just watch these videos for enjoyment and not critically. If other people want to do so, they are more than welcome! I'm sure this home will be perfect for someone who is very wealthy and they will negotiate the specifics together. :-)

@Bruno Andretto I totally understand people commenting on the price point - some of them with insults attached but others merely making a comment on the high price point - I guess what I found the most unfortunate is the intense criticism I saw of the host. She is literally doing this from her home due to covid and I just find it unfortunate to see some of the insults I did as I briefly scanned the comments. I don't really understand why people would point out the negatives with something rather than the positives but that is totally just my prerogative and opinion. Anything goes on the internet! :-)

Are modern architects are ever going to recover from their ridiculous fascination with glass? It's almost childish how they can't see past the "cool" factor and realize that it just isn't comfortable for more that a few days.
I don't care how much glass you use, it will never compensate for genuine open space.

I think a lot of y’all forget that the prices for majority of luxury homes like this is mostly for the land/view. We all know this house itself isn’t worth $45m, but they can charge this much because it’s in the mountains. Also we are all broke as hell and could never afford this so idk why y’all spend time disagreeing with the price on a house you couldn’t even step foot into.
