Where I live now, we have a number of mobile home parks scattered around. And they run the whole range from run down dumps to nicer higher end homes. Several have been sold off, torn down and replaced with site built housing. Most are multi unit, multi story multi family homes. One I am thinking of was a real dilapidated mess and it was a serious upgrade to get rid of it. I don’t think there was a salvageable home unit in it. Another one consisted of fairly nice newer units, but the land the park was sitting on was sold and redeveloped, forcing all the existing mobile homes to relocate. I don’t know how many were actually relocated and how many homes were scrapped.

A number of other Mobil home Parks continue to exist. A number still have mobile home units built in the 1950’s through the 1970’s. It’s surprising how many are still in good condition. But a number are showing their age.

But one of the interesting features in some of the well established parks is the old homes are gradually being replaced with new manufactured homes. So your seeing a very diverse and interesting mix of homes as a result. And I doubt these parks are going anywhere anytime soon.

There are a couple of parks down the road from where I live where the owners are buying out the old run down homes in the parks as the owners of those homes depart from them. They remove those old worn out units and replace them with new lower priced units suitable for the site and are either renting/leasing them out out or selling them to new owners who then own the homes but still rent/lease the land.

I do believe that there is still a place for manufactured/mobile homes in the urban/suburban housing market. While maybe not exactly a thriving market, it’s still around and able to provide affordable housing in the community. And can continue to be an asset to the housing market.

I have looked and found that the inexpensive beautiful manufactured homes are in neighborhoods with a steep monthly HOA fee and rent, that are guaranteed to skyrocket as times continue to deteriorate. That's why they are relatively inexpensive. OTOH, the ones going for $100k+ are on their own land and in nice neighborhoods, with no HOA or very inexpensive HOAs. Just like jobs today, no job or home is beneath one's dignity.

As someone who lived in mobile homes for 21 years, I was prepared to be skeptical, but Jerry's information is solid. Great tips if looking into manufactured housing! I would add a couple more. (1) Don't buy into a "rental park." Look for mobile home communities where the residents own the park or the land. That way, no one can sell it out from under you. (2) If you're considering an older home, check out what homeowners insurance is available. If a home is too old, you sometimes can't get it insured. Thanks, Jerry, for an excellent video.
