The lyrics of "Las Increibles Aventuras Del Señor Tijeras" by Sui Generis depict the story of a man who leads a mundane and unfulfilling life. Hidden behind his gray desk, he is a small, proper, and gentle being who answers phone calls and fantasizes about his secretary. He imagines her naked in his bed while he continues to work. The man then enters a microcinema and takes a seat, making incomprehensible gestures and speaking ambiguously. He brings the film home with him and kisses his wife before locking himself in his dark room dedicated to preserving morality.
At this point, a woman enters the scene and slowly undresses, almost smiling. She is tall, white, and somewhat exuberant in her demeanor. She greets the man and walks towards him. The small man becomes uneasy when she steps out of the screen. Eventually, he lays her on the carpet and touches her, kisses her, but does not speak her name. He restrains himself, sweats, and then, with his silver scissors, begins to cut her body. He cuts her hair, distorts her face, and mutates her form. In this disfigured state, he carries her to the screen the next morning.
The lyrics conclude by expressing a sense of detachment and anonymity. The man states that he doesn't know the woman's name or who she truly is. He only saw her name in the newspaper, and no one else saw her. The bleeding screen bids farewell, as the man anticipates seeing her on television in twenty years, portrayed as a bored and colorless figure.

it is more than enjoying. your videos are life changing ! you really deserve a lot of awards. i have watched a lot of videos about hmo's on youtube, and your videos are really the best. the 2nd best is samuel leeds videos also.
i have a couple of questions, i know you are very busy, but i will appreciate your help. iam in the process of looking for my first house to convert to hmo:
1. if i buy a house in an article 4 area, but the owner of the house already has grandfather rights therefore the article 4 does not affect him, if i buy the house off him, will the grandfather rights automatically transfer to me, or will i be bound by article 4 ?
2. iam struggling to get hold of good builders that specialise in hmo conversions. reliable honest builders. someone who can go to the property with me and tell me if it can be a hmo and costs etc.
iam struggling getting contacts. any recommendations will be greatly appreciated.
i dont have any social media accounts, so networking on line is not possible at the moment.
i think if i have a good group of contacts, builders, mortgage brokers, etc, then that will remove any barriers for me and get me moving ! this is one of the things that is holding me back at the moment.
iam based in london, but iam looking at properties in hull and barnsley and coventry.

I am in the process of buying a large property that use to be a care home. Ideally want to eventually convert to a 7-8 bedroom HMO.
1. How difficult is it to obtain planning permission for HMO around the Sparkbrook area in Birmingham?
2. Since it’s in a C4 directive area, do you think it’s better to go for up to 6 people (C4) planning permission initially before going for the Sui Generis use or would you go direct for Sui Generis planning?

1. Generally if a property was a HMO pre-Article 4 then change of ownership does not make any difference from a planning point of view.
2. My next video on Wednesday is about finding good builders.

Thanks for your response.
Does this mean I still need to apply for Planning or a hmo license în an article 4 area ? Even though the property was used as a 4 person
hmo previously. (Hmo license was not required).
Basically iam looking at buying a 4 bed house which was used as a hmo for 4 people prior to article 4. But now the area is article 4, and if I buy it, will I need to apply for a hmo license since iam the new owner and therefore a different landlord ?

Great video Saj, thanks for taking the effort. Will I have problems selling my HMO in Selly Oak as I don't have C4 approval but it has been a HMO since 2014 and I have the ASTs to prove that ?

I don't see this as a problem. Probably a good idea to get a certificate of lawful use from planning, that will make the sale easier.
